Design Achievement – Following the success of the mass timber T3 building in Minneapolis, Hines is developing a second mass timber structure building with DLR Group on Goose Island in Chicago. Chicago's North Branch Framework land use plan supports redevelopment for 760 acres of the former industrial Goose Island into a commercially-anchored district that includes public transportation, pedestrian walkways, open green space, and bike-friendly options. DLR Group’s concept for T3 – short for timber, transit, and technology – is designed to uniquely suit this restored industrial neighborhood. T3 is exemplary of a new asset class that appeals to tenants seeking an authentic yet modern workplace experience. The timber structure will rise on a site historically occupied by a lumberyard. Distinctive CorTen steel cladding will establish a presence in the developing neighborhood, and a warm, exposed wood structure will attract discerning tenants who prioritize environmental values and employee wellbeing.

Scope Summary – The 6-story, 270,000-SF office building will be fully equipped with the most desirable amenities, including common lounges, bike storage, a gym, ground-floor retail, and 275 parking spaces. Private balconies for more individualized indoor-outdoor connection supplement a communal rooftop deck. Upon completion, it will be the largest mass timber structure in the United States in the modern construction era. DLR Group is providing planning and architecture services.
